VALUATION / OPINION OF VALUE SERVICES

Business and property owners, managers and landlords refer to a third party valuation or an opinion of value for various reasons depending on the situation, whether to obtain an educated and analytical approach to value a business, a comparative market analysis of an investment property or an idea for a property assessment appeal. The following are the three services which we provide:

A- CONCISE REPORT

This report can be considered as a straight answer to those who would like to get an idea of their business/property in order to help them to make an informed decision for their next step, whether is to hold on to, expand, sell, etc.

B- REGULAR REPORT

This report is an extended format of a Concise Report. such report may provide the client/customer with a market value and/or comparative market analysis. The method(s) of valuation, comparable projects and data relied upon for the preparation with the sources will be included.

C- COMPREHENSIVE

A comprehensive report may be used for financing, refinancing, property tax appeal process and a through understating of the value of a business/property. It may, when requested, include value-added approach(es).

HOW DOES IT WORK?

1- A short telephone interview (approximately 30 minutes) in order to:

     - determine the mandate

     - understand the overall project

     - explain the privacy issues and other pertinent legal points for the client’s protection

     - explain the scope of the work for each type of report

If both customer and the consultant agree to move forward, then:

2- A list of documents and information required in analyzing and preparing a report will be provided to the customer.

3- The customer/client will submit the information/documents required along with the payment as the Fee Schedule.

4- For the Regular and Comprehensive report, the final payment shall be paid upon completion and prior to receiving a Report.

5- A report takes from 5 to 15 business days following the receipt of all the required documents from the customer/client.

REGULAR - $1,500

Payable with agreement: $750

Payable upon completion: $750

Applicable taxes: GST

COMPREHENSIVE - $3,000+

Payable with agreement: $1,500+

Payable upon completion: the balance
